Legionella surveys for Landlords
I have read numerous articles on this topic. There is a considerable amount of inaccurate and misleading information floating around the web. The simple fact is… you need to assess the legionella risk; however that does not necessarily require a legionella risk assessment report (legionella certificate – as some are calling it). It all depends on the design of water system, turnover of water, hot and cold water temperatures and susceptibility of the tenants – i.e. the Legionella Risk!
The best advice I can give any landlord to control the legionella risk is to modify the design of the water system to minimise water storage, for example replacing tanks and cylinders for an entirely mains fed combi-boiler system. Also ensuring all water systems are used or flushed at least weekly, for example flushing all outlets (especially showers) in the property during void periods. If in doubt contact a legionella specialist who should be able to give you practical advice. Be aware that unless they are independent like Watermark Compliance there may be a conflict of interest when it comes to the recommendations they make!
